When homeowners imagine furnishing a new custom home, they often picture shopping for furniture after construction is nearly complete. By that point, however, many of the most important furnishing decisions should already be made.

The best time to begin is once the fixed finishes and interior direction are sufficiently established—often while the home is still under construction.

Starting early gives the design team time to develop furniture layouts, confirm the budget, incorporate existing pieces, customize new furnishings, order items with longer production times, and coordinate installation with the builder’s completion schedule. For a luxury home, furnishings are not the final layer added to an otherwise finished building. They are part of the complete design.

A well-planned furnishing process provides time to make decisions in the right sequence without treating every delay as an emergency.

Should the furniture plan affect construction decisions?

Yes. Even though furnishings are movable, they influence several permanent decisions. Furniture layouts can affect floor outlets, decorative-lighting placement, television and data connections, window-treatment pockets and power, fireplace and millwork proportions, door swings, circulation, art lighting, rug sizes, and required backing for specialty installations.

A great room may require a floor outlet beneath a floating seating arrangement. A motorized window treatment may require hidden power. A custom bed can affect sconce, switch, and outlet placement. These relationships are easier to solve on drawings than after the walls and floors are finished.

Can an interior designer incorporate furniture you already own?

Absolutely. Existing pieces can make a newly constructed home feel personal and collected rather than completely new.

The first step is an honest inventory. We consider which pieces have emotional or financial value, whether their scale and proportions suit the new home, what might benefit from refinishing or reupholstery, and where purchasing something new would create the greatest impact.

A successful design does not require replacing everything. The objective is to create a coherent home in which retained and newly selected pieces feel intentionally connected.

Selecting the furniture is only one part of furnishing a home. Full-service procurement can include confirming specifications, finishes, fabrics, and dimensions; placing and tracking orders; communicating with vendors and workrooms; coordinating freight; receiving and inspecting deliveries; storing items until the home is ready; addressing damage or discrepancies; scheduling installers; directing furniture placement; and installing art, window treatments, and accessories.

A turnkey installation allows the design to be revealed as a complete experience rather than arriving in fragments.

Before installation, the project team coordinates receiving, inspections, storage, delivery, installers, placement plans, art locations, window treatments, bedding, accessories, and styling. The homeowner does not need to accept dozens of deliveries or decide where every item belongs while moving into the house.
